Dwelling (Coverage A)
Rebuilding the structure itself. This should reflect what construction costs today, not what you paid for the house.
Other structures (Coverage B)
Detached garage, fence, shed, deck. Usually a percentage of your dwelling limit — worth checking if you have a big shop or barn.
Personal property (Coverage C)
Your belongings. Jewelry, firearms, and tools often have low sub-limits, so valuables may need to be scheduled separately.
Loss of use (Coverage D)
A place to live while the home is repaired. Quietly one of the most valuable parts of the policy after a bad loss.
Personal liability (Coverage E)
Someone gets hurt on your property, or your dog bites a neighbor. This is where an umbrella policy attaches.

Two inexpensive endorsements that cover very common claims. A sewer backup is not covered without the first one.
What people get wrong
A policy pays to rebuild, not to re-buy. Land value isn't at risk, but labor and materials have climbed — many older policies are now short.
It never is. Flood is a separate policy, and plenty of claims happen outside mapped high-risk zones.
Many carriers quietly moved older roofs to depreciated payout. Same premium, much smaller check. Worth reading before renewal.

A renters policy covers your belongings and your liability for very little, and most leases now require it. Same form, takes two minutes.

My roof is 18 years old. Can you still write me?
Usually yes. Carriers differ a lot here — some cut off at 15 years, others go further or offer depreciated roof payout instead of declining. This is exactly the case where shopping several markets matters.
Do I need flood insurance?
If your lender requires it, yes. Otherwise it's a judgment call — but understand that a homeowners policy excludes flood entirely, and a meaningful share of claims come from outside high-risk zones.
What do you need from me to quote it?
Address, year built, square footage, roof age, and any claims in the last five years. If you already have a policy, your declarations page has all of it on one sheet.
Should I raise my deductible?
Often it's the cheapest way to lower a premium — but only up to what you could comfortably pay tomorrow. I'll show you the premium at each deductible so it's a real choice, not a guess.
My lender needs proof before closing.
